It's a bit too dark. Maybe make a version with a lighter glass color. Other than that, great job

This is a great first building. As the same as Pirazel, I would create your own LOD as the default ones as terrible. I would suggest check out https://community.simtropolis.com/forums/forum/272-cities-skylines-modding-open-discussion/ they have plenty of people to help you learn the best practices. I would argue your base model could use 1024x1024 texture and LOD 512 or even possibly 256x256.Your model itself is a great number of tris, it's just your texture size causing such a huge file size. Anyways, keep up the good work and we all start somewhere :).

The asset editor is creating mipmaps with the sizes between your input texture and the size of the LOD texture. With both the same size, all mipmaps are 2048x2048, thats why the large file size. Reducing the lod texture to 512x512 should reduce the file size to about 9MB.

@Pirazel Currently, the texture of the default and LOD models is the same, but I plan to update it for optimization in the near future. + better illumination map quality.

What kind of texture size do you use for the LOD? A smaller one could reduce file size.
