This is a commercial-zone grid that does not use the instant-despawn "feature" like my other grid. As with the other one you can place all (small) service buildings needed to support the area next to the incoming road or, if you place two next to each other / four in a square of these zones next to the connecting incoming road.

I wouldn't recommend 4 though, because you might get into trouble managing the incoming traffic even if you use 2 or more trainstation.

In case you want to make at least some use of that instant-despawn feature, connect the cargo-trainstation as a no-return road as shown on the second screenshot.
