100% completion time: ~25-45 minutes (Varies w/ save file) | ~1-2 hours (Varies).

Achievement Types:

We will play this game through either on three walkthroughs or using a save file in a single walkthrough. We also need to be wary of a lot of missables because you can pass them as an optional interacted items before moving to another cutscene which will not let you load back the original spot so make a back-up save file. Location of your backup save is found on the image below, you now basically copy the OpuS notepad and pasting it outside of your Opus Castle properties folder. Then if you complete Route X you can copy that old save file and overwrite on the properties, saving you time:

Notes:

Chapter one has achievements and the other chapters does not due to no updates.
I recommend using backup saves, either way it won't harm you.
One achievement requires one playthrough (refer to Historian achievements) so make sure to do that first.
You would not be missing much if you skip cutscenes.
You cannot run but instead walk at a snail's pace.
Interact with items, when in doubt refer to the verifiable items achievement.

Part 1: The Castle

Prologue:

Learn a little

Collect the invocation tape

Achievement #1: Collectable. Before you grab the key, go towards the drawer on the right from the following image here:

Outside:

Welcome to São Paulo

Get run over

Achievement #2: Missable. Turn left and wait or walk a bit until a mini cutscene plays out in which you get run over by the bus.

Lazy

Try to run

Achievement #3: Miscellaneous. Press SHIFT to try running (you can't).

Learned, at last

Use your cell phone flashlight

Achievement #4: Miscellaneous. 1st row, 2nd column.

Employee of the Month

Access the company's app

Achievement #5: Miscellaneous. 2nd row, 1st column.

Vain

Change the cell phone's wallpaper

Achievement #6: Miscellaneous. 2nd row, 3rd column, then choose any kind of wallpapers.

Knowing the Neighbourhood

Take a look around on the town

Achievement #7: Missable. Find the nearest of the fog and go through it.

Don't play with food

Play with the goat

Achievement #8: Missable. Near the house, go to the goat and choose option 2 (Keep pestering the goat).

Let the games begin

Achievement #9: Story Related. Just grab the key.

Achievement #10-13: Collectable. Refer to the images at the top, pick up three items, this includes the pins. Then interact with the five total:

This is going to add up for the Senior Historian.

Hit with the head

Achievement #14: Story Related. Also backup your save here before you proceed.

Part 2: Route A

1) Route A

Route A:

Only if you choose option 1 - Explore room.

The Pin of Time

Find pin 1 of the key

Achievement #15: Miscellaneous. Refer to the image:

Best place in the house

Enter the dinner room

Achievement #16: Story Related. Enter through the door.

Sweet Tooth

Eat a little

Achievement #17: Missable. Eat the food on the table once, you will vomit for few seconds.

Party Member

Get a drink

Party with no limits

Drink until fall

Achievement #18-19: Missable. Drink four times until you fall.

Historian Senior

Interact with 7 verifiable items

Achievement #20: Collectable. Lastly, you must interact with the following:

Wine cellar
Luxurious plate

You will trigger this achievement just by interacting to the dining table not after interacting with the luxurious plate.

By candlelight

Ending Dinner room

Achievement #21: Story Related. Watch an unskippable cutscene and you will get this achievement.

Part 3: Route B

1) Route B - Door 1, Door 2
2) Achievements: 33/39

Only if you choose option 2 - Explore stairs.

Achievement #22: Story Related. After choosing your second option.

The Pin of Rest

Find pin 2 of the key

Achievement #23: Miscellaneous. On the stairs.

There are two sub-routes to choose, either door 1 or 2.

Door 1:

Couple's secrets

Enter the suite

Achievement #24: Story Related. Enter the room.

Cautions

Collect the pot of mugwort

Achievement #25: Collectable. Turn right after choosing door 1 immediately.

A beautiful day

Curious

Open the drawers

Achievement #27: Missable. Go left, then interact with it.

Greedy

Steal the jewels

Achievement #28: Missable. Take only one.

Punch in the face

Final Suit

Achievement #29: Story Related. End the route with you being punched by a guy, then watch the unskippable cutscene.

Door 2:

Old brother's secrets

Enter Alvaro's bedroom

Achievement #30: Story Related. Choose door 2.

Take a deep breath with the cigarette

Achievement #38: Story Related. Leave the office room. Then watch the last unskippable cutscene of this game.

Pathfinder

Achieve all achievements

Achievement #39: Story Related. If you have been following along and accordingly, collecting all 38 achievements you can get this, otherwise just use your pre-existing backup file save and mop up some achievements.

Conclusion:

Honestly I do not see any scary factor to this game, sure the models may look jagged or low quality but there are so many other horror games though I think few made by Brazilians is also better, which is the video down below:

For the "The Pin of Rest" achievement I assume you wanted to insert a screenshot for that? It's in the drawer on the stairs btw.

Thanks for the guide. For the Welcome to São Paulo achievement it doesn't seem to work if you just wait or walk around a lot. For me it triggered when I got close to the fence, so bascially just try to fully cross the road in direction to the fence.
