I don't think Cities Skylines recognizes how many individual buildings are in the lot. I believe number of household is determined by a total mass of building(s) instead. If you have RICO mod, you should be able to change it there.

Not right at this moment, Parklife is one of the must-have DLCs I believe and it's on sale now. You should get it!
It is one of vanilla maps called Black Woods. I love this map because it's relatively flat but has interesting water body and rich terrain variation like hills, cliffs and mountains in the back. I like American houses built in between 1880-1950. They look more intimate and dimensional. I have few little houses coming soon btw ;)
It looks like you are getting missing asset messages because you haven't subscribed them. They are not necessarily "required" and the building will spawn in the city without any issue.
