Before you even start making offers in cash, you first need to unlock the real estate section of the game, which is done by completing the subsection of chapter 5 where Oda from Tachibana Real Estate is attempting to kick out a Home Squatter.

Most properties are all the same, you just need to walk up to them with a load of cash ready, whip it out, and make an offer in cash. However there are also special properties to obtain requiring a small quest. I will be calling those properties "friendship properties" since they always require you to befriend someone in order to obtain.

all districts are in order top to bottom in the order you (should) complete them in.

For the Leisure king area which is the area you will start out with there are 10 obtainable properties, they are all listed here.



Friendship properties:

Property #10 - Sushi Gin:
Simply keep ordering food until you are asked to bring fresh fish to the chef. You will then see the "bring fish" option upon entering the property. It won't matter what fish you bring him, you just need to bring him different types of fish for the friendship level to keep going up. The different fish part being important 2 of the same one won't increase it. Then soon it will maximize and he gives you a reward you then need to exit and walk back into Sushi Gin in order to obtain the property.

property #9 - Convenience store:
You will simply need to keep going in and buying things until you are asked some dialogue questions by the employee working there. your answers will not matter, you'll get the property anyway. Eventually you'll be asked a question about a new item to offer at the shop. The next time you come in that new item will be available for purchase, and then if you walk back out and go back in again you will obtain the property.

Property #10: SEGA HI-TECH LAND Nakamichi
For the Electronics District There is a singular Friendship property, the SEGA arcade location, where there is an employee that will challenge you to play some games every now and then. At the end you will be offered the property and gain a new arcade game to play, this location is also where the Electronics king is located when you need to challenge him.

I'm not gonna sugarcoat it, the Pleasure District has no "Friendship Properties" so here is every single obtainable property in the Pleasure District.

Property #10 - Mach Bowl:
To obtain this property you must challenge the staff to a round of bowling (a set, inning, match, who cares) and do so repeatedly in the string of missions to eventually max out the friendship. As per usual you have to walk out and back in to obtain the property.

Property #5 - Pocket Circuit Stadium
Everyone's favorite autoscroller, you must befriend Fighter in this area by both challenging everyone and clearing all courses. for all of the later courses I highly recommend using a guide to save your time if you do not wish to spend 14 days and nights creating a build to clear the stage, however if you do it yourself the satisfaction is well...

for Pocket racing I recommend looking up another guide online for the later stages as they are literally unbeatable unless you have 1 of 3 specific builds for your car.

I'm not gonna sugarcoat it, advisors in Yakuza 0 are typically recruited through substories. I won't be going through every single instance of an advisor being gained from a substory. However I will say that whenever you complete a substory that you gain an advisor from, you don't just gain them on the spot. Instead they will be waiting for you outside of Tachibana Real Estate, where you will have to talk to them and they will join you on your quest to achieve ultimate financial domination.
