Nice looking building. Could work as an old “red brick schoolhouse”.

It is a nice building. But I think given the model is only two stories with primarily just windows, brick, and roofing, I believe you could get roughly the same impact with smaller texture files. Perhaps 512 x 2048 or 1024 by 2048. Even if you had more triangles bv extruding the doors and windows slightly inward for more dimension but used a 512x2048 texture the overall asset size would decrease below 3MB. Not a criticism. Merely sharing things I learned as I built more models.
