Features:

1. Walled Estate with buyable buildings: Palace, Storage; (Marketplace): Bakery, Clothier, Cobbler, Jeweler, Gem Seller, Grocery Store, Blacksmith, & Bookseller (in Palace Cellar/Bath).
2. Growable Farms, Gardens, Ranch (with Cows, Goats, Chickens - Press "E" to access when near animals).
3. Teleport Spell (in Palace Cellar/Merchant), Horse Spell.
4. Custom food and drink, also craftables.
5. Custom graphics interior of Palace.
6. Buyable buildings - see "Real Estate Computer" for keys (near each building entrance).
7. Horse Stables, Water Wells, workable wash basins/bath tubs/toilets.
8. Craftable clothing (see: Looms in Clothier shop), uses Linen (Tundra cotton) and Wool (from Goats), leather (from Cows), feathers (from Chickens).
9. Bartender automaton (Cafe) - sells discounted Food, Drink, other items.
10. Safe Storage in Vaults (Store room), and other marked chests. Granaries/Wine storage will respawn.
11. Winter Palace in Northern Town with Inn and Cafe.
12. Iron Mines.
13. Travel by Carriage, Light teleport, or Fast Travel.
14. Temple of Dibella.
15. Highrock Castle (Near Rorikstead, in Tamriel).
16. Silverdale Township (Near Highrock Castle/Rorikstead, in Tamriel).
17. Lokir of Rorikstead's house, Tamriel (with his family).
18. Savings and Loans Bank (North region in High Rock).
19. Northern Castle with Keep and The Bat Cave.
20. A Lava-filled Dungeon (use telepad near Japan Town Shrine/Carriage).
