@MrMiyagi is right, these use 4k textures which are just not optimal for this game. An easy way to cut down the texture size would be to overlap UVs like the windows which all use the same texture anyways, there's no need to copy and paste the exact same windows in the texture map 40+ times for 40+ separate window UVs. There could instead be 6 or 7 windows with slight variations and illumination and window UVs could be staggered around those 6 or 7 windows in the texture space. Same thing for walls that use the same texture and other portions of the building like roof tiles and the clock.

If you want to share this with the creator, that would be cool. We have nothing like these in the workshop :)
It would be really easy for the creator to optimize them for this game. Just reduce texture sizes - textures over 2048x2048 aren't supported by the game officially (although technically possible, definitely not recommended. 2048 for only exceptional buildings).

The triangle count of default building models ranges from less than 1000 triangles for the smallest and simplest buildings to about 5000 for large and complex buildings. I haven't checked the triangle count on these but this may be helpful information to pass back to the creator :)

Hi, this looks really cool. Just want to say that 23MB is huge for a building in this game. I imagine it's got textures that are far too large for this game. 1024x1024 pixels is a common size. It would be good to also add the information like triangle count.
