most of the cars have to many triangles . you can delete them with a mod and can replace with audi props if you like it more.

dang... it now makes sense on why some commercial buildings are turned as uniques.. size limit determines it..

Growables can be 4x4 size. Its not possible with this size. But you can use Ploppable RICO mod. Then you can place it eveywhere you want. I think with the update of the RICO Mod now its possible to set the level you want.
